4 Things a First-Time Homebuyer Needs From an Agent

We’ve said it before, but buying a home is one of the most emotional and largest decisions people make in their lifetime. As a first-time home buyer, the process can be confusing and intimidating. If you are confused by all the requirements needed to get a loan, where to start your search, which documents you need to have at closing, or what you should (or should not) sign, you’re not alone. A large majority of first-time home buyers don’t fully understand their part in the home buying process. If you are unfamiliar with the current resources available to you regarding purchasing a home, there is an expert right around the corner that is ready and willing to help. So how do you choose the best agent that will provide you with the most up-to-date and useful advice? Here are 4 things to look for:

Experience

The best option for the first-time home buyer is to select a real estate agent that has many years experience in the industry. A first-time home buyer needs an expert that knows the ins and outs of the process so he/she can be attentive and answer any questions the buyer has immediately.

Knowledge

The second key factor to look for in an agent is their knowledge. This should cover more than just the common real estate basics. An agent that has knowledge is someone that is familiar with the city or town that you want to move to (and the immediate surrounding areas). For instance, if you are interested in moving to Nashville, we’d advise against picking an agent from Memphis...even if it is your mother’s best friend’s son-in-law! A really great agent will let you know if they aren’t familiar with a particular area and recommend an associate that is better suited for the job. They should also be able to give you market stats and current/new trends in home buying.

A Listener

Nothing is more irritating than sitting down with a real estate agent and telling them what you want (and need) in a house and having them constantly interrupt you. If you experience that, walk away! Furthermore, if an agent gets back to you with houses that are way over your budget or houses in a completely different area than you were hoping to move to, it’s probably a big sign that the agent was not listening to you.

A Guide/Mentor

Most people don’t realize just how close you will become with your real estate agent. This is a person that must get to know all about you, your life, and your family’s lifestyle in order to better serve you. When you are choosing an agent, pick someone who you feel confident enough with to be your mentor or guide in the home buying process. This person will have to be a great communicator and make you feel confident in the advice they offer to you.
